DEER VALLEY EAST VILLAGE
Development Update

Extell Development Company has announced significant progress at Marina West, a master-planned community designed to support the growth of Deer Valley East Village (DVEV). Since acquiring 70 acres in 2023, Extell has advanced its vision to provide essential workforce housing, community recreation, employee parking, and regional commercial opportunities.

Key recent milestones include:

  • 319-Connector Road: Completed in August, the new roadway improves connectivity between DVEV, Marina West, Jordanelle State Park, and Highway 40. It also includes bike and walking paths, emergency access routes, and updated utilities.

  • Community Contributions: Extell donated over two acres of prime commercial land to MIDA for future government or public use, in addition to 30 acres of recreational space deeded last year.

  • Parking Infrastructure: Construction is underway on a 615+ space employee parking lot, supporting hotel,
    condominium, and village operations.

  • Workforce Housing & Amenities: Plans are progressing for 660–870 residences (1,800–2,400 beds) complemented by neighborhood retail, dining, and recreational attractions such as a fitness center, aquatics facility, brewery restaurant, and movie theater.

These initiatives
are designed to strengthen Deer Valley’s long-term sustainability as a luxury resort community by supporting its workforce and enriching the lifestyle of residents, guests, and service members.

HOW’S THE PARK CITY REAL ESTATE MARKET?

View August 2025 Market Statistics Compared to 1 Year Ago

The Median Sales Price for single family homes in August was $3,712,500 with 24 sales. Year-over-year the Median Sales Price for Park City, UT homes is up 6.8% and units sold is up 60%. The Median Days on Market was 51 days (down 12.1%) and the Median Sold Price per Sq. Ft. was $1,050, down 5.5% year-over-year. There were 19 new listings with 87 currently active listings on the market. Active inventory for single-family homes in Park City is down 7.9% year-over-year, good news for sellers.

The median sales price for the Park City limits for condos and townhomes in August was $1,462,500 with 22 units sold. Number of sales is up 4.8% year-over-year, and the median sales price is down 11.4% for in-town condos year-over-year. The Median Days on Market to sale was 17 days and the Median Sold Price per Sq. Ft. was $934 which is a 2.8% decrease. There were 34 new listings with 111 active condos currently active on the market. Condo active inventory for August is up 20.7% from the previous year.
