FEBRUARY 2026 PARK CITY AREA UPDATE

A February snapshot of Park City’s luxury market and what’s ahead for 2026.

HOW’S THE PARK CITY REAL ESTATE MARKET?

View January 2026 Market Statistics Compared to January 2025

January saw a median sales price of $3,641,750 across 4 closings, with the average price at $3,351,375. Year‑over‑year, the median is down 22.5% and sales volume is down 63.6%.

Median days on market dropped to 43 days (a 63% decline). Price per square foot was $992, down 18.7%. Inventory is expanding, with 17 new listings and 75 active homes, an 11.9% increase from last year, good news for buyers.

 

Month-over-Month: January 2026 Compared to December 2025

Median sales price rose 7.1%
in January compared to last month, while closed sales dropped 73.3%. Active inventory held steady 1.4%, and median days on market was down by 29.1%. New listings increased by 41.7%, and median sold price per square foot went up 2.3%.

Within Park City, 15 units sold at a median price of $2M and an average price of $2,640,418. Year‑over‑year, sales volume was down 28.6%, while the median price was down 20.4% and the average down 28.1%.

The median days on market stretched to 146 (a 981.5% increase), suggesting buyers are taking more time. The median sold price per square foot was $1,241, down 18.4% year‑over‑year.

Inventory saw 33 new listings which brought active condo supply to 111 units, a 46.1% increase from last year.

 

Month-over-Month: January 2026 Compared to December 2025

Median sales price moved down 13.0% in January compared to last month and closed sales decreased by 34.8%. Active inventory held at 0.9%, while median days on market was down 42.4%. Median sold price per square foot shifted slightly down 5.6%, and new listings decreased by 17.5%.
