September’s market update shows strong price growth across the Wasatch Back, even as market pace shifted. Park City Limits (84060) led at a $5,237,500 median sold price, up 42% month-over-month, with price per square foot softening slightly to $1,059 and homes moving much faster at just 26 days on market, down 39%, on 10 closed sales. Snyderville Basin (84098) remained very active with 38 sales flat to last month, a $2,987,500 median up 19% and $799 per square foot up 11.9%, while days on market ticked up 26% to 36 days.

In the Jordanelle Area, the median reached $4,325,000 up 13.7% with sold count up 60% to 8 closings, though price per square foot was down 28.2% to $824 and days on market rose to 89. Kamas Valley saw one of the sharpest price moves to $925,000 up 37% with $326 per foot down 14.7%, 8 sales down 20% and a notable jump in time to sell to 74 days. Heber Valley closed at $1,135,000 up 17.6% at $358 per foot up 2.4%, with 28 sales down 31.7% and days on market up to 95.

The takeaway: medians are up in every market month-over-month, inventory is moving a bit slower outside of Old Town, and
well-priced homes are still driving the market.
